WHAT IS A DEFECT?

A defect is the malfunction of any piece of equipment, materials or faulty workmanship by installers that is affecting the correct operation or performance within the apartment.

Important – Any issue not related to defective workmanship or materials will not be covered by the defect liability period. Generally, these are the responsibility of the owner/leaseholder e.g:

  • Damage due to wear and tear.
  • Damage due to misuse.
  • Incorrect operation or maintenance of components – not following the user instructions.

As you settle into your home, some issues may arise that have no detrimental impact on the structure of your home, and are therefore not classed as defects:

  • Patchy paintwork
  • Shrinkage cracks in plastered surfaces that are smaller in width than a £1.00 coin
  • Any marked, dented, cracked, scratched or stained surfaces that were not reported prior to moving in
  • Uneven floors
  • Blown light bulbs
  • Faulty white goods (these should be reported to the manufacturer directly)

Please also note that if you have reported a defect and a contractor attends your apartment and it is found that no defect is present then you may be charged for the visit.
